Buying a home may seem like a complicated, daunting process. However, with the right help, it can be an exciting and enjoyable experience. A Buyer’s Agent is an advocate for the Buyer that will represent you and your interests from the initial consultation through the closing of your new home. The Buyer’s Agent relationship is established through a Buyer’s Agency Agreement. A Buyer Agent’s fee is paid by the commission charged to the Seller (not the Buyer). Our agents are trained to help facilitate the purchase of your new home. The following mini-steps are a rough outline of the process of Buying a home.

The first step in your journey to purchasing a home is the search. An initial consultation with one of our Agents is a great way to help outline the parameters of your search. You may choose to search for available properties with your Agent, to search online from your computer, or a combination of both. You may want to look at a mortgage calculator and/or visit with a mortgage lender in order to find a payment for which you qualify and fits into your budget. After setting the appropriate parameters and identifying potential properties, the real fun of actually seeing the properties in person can begin.

Negotiating the Contract:
When you have identified the right property, it’s time to negotiate the contract. Contracts are negotiated by submitting a contract to purchase the property. Our agents can help you look at recent data to determine the fair market value of the home you would like to purchase. There is a significant amount of paperwork involved with making an offer. The Seller will likely want to know that you, as the Buyer are pre-approved for a loan. Our Agents can help you find a reputable, local lender to help you get pre-approved and eventually financed for your home purchase.

Securing Financing: Stephens Real Estate Financing
Much of the financing work will be completed with the mortgage lender of your choice. Our Agents are well versed in the process and associated costs of financing, and can help you obtain suitable financing at a fair price.

Completing Inspections:
During the time period between an accepted contract and the closing, a major step is to complete the inspection process. We can help you find and hire qualified inspectors to give your new home a professional check-up. After the inspections are complete, it may be necessary to negotiate appropriate repairs.

Closing:
This is the final step in the purchase of your property. Closing is the settlement of the transaction, and will include the signing of all loan documents. Once the closing is complete, the required recordings are made at the courthouse. Now comes the best part of all, moving into your new home.
